At Palmer Court we have 35 self contained one-bedroom flats, all with showers, within two buildings and 14 of these flats are suitable for couples.

One bed flats
Flats 1 -24 are in our original building, built in 1984, which has a communal lounge with kitchen, large conservatory and central garden plus a laundry room with 3 washers and 3 dryers.

Flats 26- 36 are in the building completed in 2014 and have washer/dryers in each flat, tenants living in these flats can utilise the communal facilities within the main building. We have a SKY dish serving the buildings our tenants can arrange for connection and pay for their preferred package.

We accept applicants who are aged 60 years and over (there is no upper age limit), applicants under 60 years will be considered particularly if they have an illness or disability which means that sheltered housing is appropriate for them.

All of our flats have alarm pull cords which are linked to the Scheme Manager Monday – Friday 9.00am -5.00pm and out of hours to a Central Control who will provide assistance in an emergency giving peace of mind to our tenants and their families.

There is a good convenience store across the road which is well used by residents and the store will deliver to the scheme. Wellingborough town centre is less than 10 minutes walk or a short car/taxi ride away, there are bus stops a short distance from the scheme and buses serve the town and outlying villages – parking in the town is free.

The town centre has a large shopping centre, two supermarkets and a number of smaller shops plus a large medical centre, chemists, dentists and opticians.
Regular activities include weekly Bingo, monthly Coffee Mornings, virtual Wii bowling in the lounge, celebrations for special occasions plus there is a large screen TV in the lounge. We also have regular visits from the Library, a local Hairdresser and Chiropodist.

We have a Social Committee made up of tenants who meet regularly to suggest and organise social events and our Scheme Manager will also assist tenants with social activities.
The management of the scheme is delegated to a voluntary House Committee.

Chris Rayatt our Scheme Manager works Monday – Friday 9.00am – 5.00pm and is responsible for the day to day running of the scheme ensuring that it is clean, well maintained and safe for our tenants.

As a Registered Provider the Association must ensure that its rents are affordable and these will always be in line with similar housing association properties in the area and less than the private sector.

Yes unless you are in receipt of some benefits which mean you are exempt from Council Tax. Tenants are entitled to the discount for single occupancy.

Yes tenants furnish their own flats.

The cost of:-

  • providing staff at the scheme including the Scheme Manager

  • cleaning and maintaining the building, grounds and equipment

  • heating and lighting the communal areas

  • security – including the flat emergency alarm system

  • communal water rates

  • heating of your flat (when provided through a central boiler)

Tenants arrange their own telephone and electricity accounts and in some cases water rates are individually billed.

Yes if you are in receipt of Housing Benefit now it is likely that you will still be entitled to this.

Yes – tenants have a key to their own front door plus the main building door and can come and go as they like.

Yes – our tenant’s flats are their homes and visitors are welcome and family and friends are often invited to scheme events.

The majority of our flats have showers.

Gas central heating with radiators in all rooms which is either provided from a central boiler with the heating costs included within the service charges or from a combination boiler in the flat for which our tenants have their own gas account.

Yes each of our schemes has a guest room – these are available to all tenants at very reasonable rates

No unfortunately pets are not permitted with the exception of fish or small caged birds
